Since its construction in 1911, Pennsylvania Station has served as the primary transportation hub for Baltimore. The station is the eighth busiest in the country, with more than three million Amtrak and MARC passengers moving through each year. Immediately surrounding the historic station is a collection of underutilized and vacant Amtrak-owned properties, currently being reimagined as a mixed-use, transit-oriented development with up to one million square feet of new office, retail, residential, and hotel uses.

 

Amtrak has selected Penn Station Partners (“PSP”) to redevelop Baltimore Penn Station and the neighboring Amtrak-related properties. Led by the development team of Beatty and Cross Street Partners, PSP has put forth an ambitious conceptual master plan, anchored by the preservation and adaptive reuse of the historic station and paired with a new, state-of-the-art station expansion to accommodate ongoing passenger growth.

With a background in engineering and urban planning, Charlie Bond has over 15 years of experience in construction and urban mixed-use real estate development. Charlie has successfully delivered managed all aspects of the project life cycle, from conception and schematic design to end delivery and operations.

As a Senior Development Director for Beatty Development Group, Charlie has been responsible for leading some of the company’s most complex projects, including the first phase of the Harbor Point master development with the 500,000 SF Exelon headquarters building and 200-car parking garage/plaza, and the Baltimore Penn Station master development consisting of the renovation of the historic station building and development of a new 50,000 SF concourse expansion. Charlie manages a multidisciplinary team with a strong focus on budget, delivery, and the end-user, while also maintaining a hands-on approach with the ability to dive directly into the technical details of the work.

Charlie holds a Bachelor of Science from Washington University in St. Louis and a dual Master’s in Urban Planning and Real Estate Development from the University of Southern California.

Jim Smith is an insightful, highly experienced architect who brings thoughtful, creative solutions to each project. He has a deep understanding of traditional construction methods, providing a strong foundation for the incorporation of new materials and unconventional techniques as well. Jim appreciates well-detailed buildings that reflect a careful consideration of materials and how the details convey the design intent. His portfolio includes residential, educational, non-profit, cultural, athletic, and mixed-use projects. His experience in adaptive use design includes the award-winning conversion of a historic grain elevator into a luxury residential building.
